1. Who We Are — and What We Are Not

UnLockt LLC is an Arkansas limited liability company that provides a technology platform for marketing residential real estate listings, verifying buyer identity, scheduling self-guided home tours, and coordinating physical access (via lockbox codes) between sellers and verified buyers.

UnLockt is not a real estate brokerage. UnLockt does not represent buyers or sellers, does not provide real estate advice, does not negotiate on behalf of any party, and does not participate in the transfer of title. Any real estate transaction that results from a connection made through the Site is between the seller and buyer directly and, where applicable, their respective licensed representatives.

The founder of UnLockt is a licensed real estate broker in Arkansas and Texas operating separately as Adventure Realty. Adventure Realty and UnLockt are distinct entities. Nothing on the Site should be construed as legal, tax, or brokerage advice.

2. Eligibility

You must be at least 18 years old and legally able to enter into a binding contract to use UnLockt. By using the Site you represent that you meet these requirements.

3. Accounts and Access

• Sellers create a listing through the six-step wizard on unlockt.pro. Sellers are responsible for the accuracy of the listing information they provide, including address, price, condition, and disclosures.
• Buyers book a tour by verifying their identity through our verification partner (Stripe Identity), providing a mobile number, and selecting an available tour window. Buyers pay a one-time verification fee (currently $5) at booking.
• Access to seller dashboards is granted through a passwordless email or SMS magic-link flow. You are responsible for keeping the device that receives that link secure.

4. Fees and Refunds

UnLockt currently charges:

• Sellers: a monthly listing fee (currently $99), a one-time yard-sign kit fee (currently $35), and optional add-ons (currently $149 photo add-on, $149 Marketing Package for licensed agents).
• Buyers: a one-time $5 identity verification fee at tour booking.

All fees are shown at checkout. All beta-period pricing is labeled “Beta pricing” and may change with notice; existing sellers on an active plan will not have their monthly fee changed without at least 30 days’ advance email notice.

The buyer verification fee is refundable if the tour is canceled by the seller before the tour window opens; otherwise it is non-refundable. The seller monthly fee is billed in advance and is non-refundable for the current billing period.

Lockbox return: If a seller cancels their listing, the physical lockbox must be returned within 14 days using the prepaid return label included in the yard-sign kit. If the lockbox is not returned within that window, the card on file will be charged $180 to cover the replacement cost.

5. Seller Responsibilities

By listing a home on UnLockt, you represent that:

• You are the legal owner of the property or are authorized in writing to list it.
• The listing information is accurate and does not omit any material fact you are legally required to disclose in your jurisdiction.
• You will comply with all applicable federal, state, and local laws — including Fair Housing laws, state disclosure requirements, and any HOA or condominium restrictions.
• You will respond to tour requests, feedback, and offers received through the Site within a reasonable time.

UnLockt does not review or verify listing content and does not warrant the accuracy of any listing.

6. Buyer Responsibilities

By verifying your identity and touring a home listed on UnLockt, you agree that:

• You are viewing the home for the purpose of a genuine buying interest — not for the purpose of surveying, casing, filming, or any unlawful activity.
• You will tour one at a time, with only invited guests, and will lock the home and return the key to the lockbox at the end of your tour window.
• You will not damage the property or its contents. You are responsible for any damage you or your guests cause.
• The one-time lockbox code issued for your tour is single-use and expires. Sharing the code with anyone else is a breach of these Terms.

7. SMS and Email Communications

By providing a mobile phone number and/or email address to UnLockt, you consent to receive service-related messages from us, including:

• Tour request notifications (for sellers)
• Tour confirmations, reminders, and one-time lockbox access codes (for buyers)
• Post-tour feedback links
• Sign-in codes for passwordless authentication
• Occasional operational updates related to your active listings or tour bookings

Message frequency varies based on your activity. Message and data rates may apply. You may opt out of SMS messages at any time by replying STOP to any UnLockt message. You may request help by replying HELP to any UnLockt message or by emailing hello@unlockt.pro. Opting out of SMS may impact your ability to receive time-sensitive information such as tour access codes.

We do not sell or share your phone number with third parties for their own marketing purposes. See our Privacy Policy for details on how we handle your contact information.

8. Prohibited Uses

You agree not to:

• Use the Site to violate any law, regulation, or third party right
• Post false, misleading, or fraudulent listings
• Attempt to bypass identity verification, share lockbox codes, or gain access to any home without a valid booked tour
• Copy, scrape, or resell listing content, buyer or seller information, or platform data
• Interfere with the Site’s operation, security, or infrastructure
• Impersonate any person or misrepresent your affiliation with any person or entity

We reserve the right to suspend or terminate any account that we reasonably believe has violated these Terms.

9. Intellectual Property

All Site content that is not user-submitted — including branding, logos, software, and documentation — is the property of UnLockt LLC and is protected by copyright and trademark law. You retain ownership of the content you submit (such as listing photos and descriptions) but you grant UnLockt a non-exclusive, worldwide, royalty-free license to display, reproduce, and distribute that content for the purpose of operating and marketing the Site and services.

Sellers who purchase the Marketing Package for licensed agents grant UnLockt a broader photo license as separately described in the Photo License Agreement provided at checkout.

10. Disclaimers

The Site and all services are provided “as is” and “as available.” UnLockt makes no warranties, express or implied, regarding the Site or any listing, tour, buyer, or seller. We do not warrant that the Site will be uninterrupted, error-free, or secure.

UnLockt does not warrant the condition, value, ownership, or legal status of any home listed on the Site. Buyers should conduct their own inspections, due diligence, and (where appropriate) engage their own licensed representatives before entering into a real estate transaction.

11. Limitation of Liability

To the maximum extent permitted by law, UnLockt LLC’s total liability to you for any claim arising out of or related to these Terms or your use of the Site is limited to the amount you paid to UnLockt in the 12 months preceding the claim, or one hundred dollars ($100), whichever is greater.

UnLockt is not liable for any indirect, incidental, consequential, special, or punitive damages, including lost profits, lost data, or property damage arising from your use of the Site, from any tour, or from any transaction resulting from a Site introduction.

12. Indemnification

You agree to defend, indemnify, and hold harmless UnLockt LLC, its members, employees, and affiliates from any claim, damage, or expense (including reasonable attorneys’ fees) arising out of your use of the Site, your listing content, your conduct during a tour, or your breach of these Terms.

13. Termination

You may stop using the Site at any time. Sellers may cancel their monthly plan through the dashboard; the cancellation takes effect at the end of the then-current billing period. UnLockt may suspend or terminate access to the Site at any time for violation of these Terms, for suspected fraud or abuse, or as required by law.

Sections that by their nature should survive termination (including Sections 9, 10, 11, 12, and 14) will survive.

14. Governing Law and Disputes

These Terms are governed by the laws of the State of Arkansas, without regard to conflict-of-laws principles. Any dispute arising out of or related to these Terms will be resolved in the state or federal courts located in Garland County, Arkansas, and you consent to the personal jurisdiction of those courts.

15. Changes to These Terms

We may update these Terms from time to time. If we make a material change, we will notify active users by email at least 15 days before the change takes effect. Continued use of the Site after a change takes effect constitutes acceptance of the updated Terms.
